High up the hills of Coonoor, the Villa Terramia project is blessed with a majestic view of the valleys swooping down below and far into the horizon.
Scheduled to start by September 2022, we are excited to be the creators of this hillside home for Mr. Sajeev & family. There will no RCC framework used in this project as the portion of their land has been selected such that traditional random-rubble granite foundations will be more than enough. With walls built of Weinerberger Porotherm blocks and simple steel framework for the high gradient roofs, the construction methodology has selected to keep things uncomplicated.
A villa in the hills of Kappimala for couple who are still young at heart.
Their brief was simple - let the interiors take in the beautiful views around the house and the landscaping around the house flow naturally.
This project is now in the initial stages with the team for execution of the works having been finalised recently.
A bungalow true to the Nilgiris heritage
That was the simple brief by the client, Avni Properties. Their approach to the bungalow located in 1.64 acres of tea estate land was to remain true in styling and ambience to British bungalows of the bygone era and yet, incorporate functionalities that are fairly relevant to our present lifestyle needs.
Rustic Modernism.
When the couple approached us to the visit their estate property at Kotagiri in the hills of the Nilgiris, the first thing that took our breath away was the steep slope on which the proposed cottage was to be built.
The challenge was overcome by moderate use of cut and fill at the location. Though the slope that dropped several hundred feet below it had an advantage that it afforded pristine views of the sweeping valley all around.
We cantilevered the decks and used large windows to allow almost nothing to come in between the majesty of the hillside and the comforts required by a small cottage nestled in the woods.
Simplicity in luxury.
With it’s vast open landscaped areas around the residence and it’s minimal use of walled spaces within, the concept brings together an ambiance of lightness and elegance.

The first site visit was possible only on 19th Aug 2020 because of travel restrictions to the Nilgiris since the lockdown though the work had started earlier on in July . We had to remotely coordinate to start the foundation work and relied entirely on detailed drawings & extensive communication with the builder.
